THE PROGRAM
The River North Art District started as a grassroots movement by local artists who wanted to connect the arts organizations. The impact of that movement is seen today in the neighborhood’s conglomeration of galleries, street murals, graffiti styles—even in its fashion and storefront displays.
EDIT at River North is committed to community. To the people, programs, culture, and history of the neighborhood. Each decision is made with sustainability in mind. As local developers and managers, we are committed to sustainably growing the neighborhood and helping to keep original residents in place while promoting their art. This program is designed to give local artists a place to live and show in the greater community of the River North/Five Points neighborhood.
Requirements to join the program are:
- Be an artist who is currently producing art and intends to continue produce art for the entire residency at EDIT.
- Be an artist who is local to Denver or Colorado or has lived in the neighborhood for the last 15 years.
- Qualify under our application process and follow all rules and regulations set forth for the building. For example, only two pets are allowed per resident; EDIT is a non-smoking community, pass criminal and credit screening at application, meet income requirements. The artists will be a part of the community adhering to all community guidelines and sign the National Apartment Association residential lease.
PROGRAM #1
Two 100% FREE apartments. **Utilities, pet rent, parking and other rentable items are not included in this program and must be paid by the artist/resident. For the value of the rent discount, the artist agrees to provide the following to the building:
- Participate in/host one resident event per month for the duration of their lease at EDIT. For example:
• Set up a gallery in the lobby for First Friday
• Provide a class on how to view art, tell the story behind a piece of art
• Preform a live demonstration creating art
• Hold a class on artist’s art medium
The events must be presented to management of the building in advance of each quarter. The details must include dates, time block, what is needed etc. The events must be approved by management and the artist may be asked to change some of the details of the event. - Post twice a month on social media about EDIT tagging the building in the photos and/or in the comments. Artist may post about events, photos of the building, location etc. This post can be labeled as sponsored.
- Once a quarter work with the Edit team to produce content for EDIT at River North social pages.
• For example, show a day in the life of an artist at EDIT, highlight the neighborhood, host a Q&A, etc. - Include a sponsored by link on the artist website or social media that links to EDIT’s website.
PROGRAM #2
Two apartments discounted at 50% discount. **Utilities, pet rent, parking and other rentable items are not included in this program and must be paid by the artist/resident.
For the value of the rent discount, the artist agrees to provide the following to the building:
- Work with other artists in Program #2 to coordinate a gallery in Edit’s lobby every First Friday. Each artist will host one First Friday a quarter and collaborate on the remaining month. It can be their art or another artist’s. They must coordinate and be present at the events they are responsible for.
The events must be presented to management of the building in advance of each quarter. The details must include dates, time block, what is needed etc. The events must be approved by management and the artist may be asked to change some of the details of the event. - Post once a month on social media about EDIT tagging the building in the photo and the comments.
- Include a sponsored link on their website or social media that links to EDIT’s website.
PROGRAM #3
This artist will receive a $1500 one-time concession.
- This artist will provide two to three digital banners for the website. If the artists stay for over one year, they must give another set of art, and they will receive another $1500 for their lease term.
- This artist will post once a quarter about EDIT on their social media page.
- Include a sponsored link on their website or social media that links to EDIT’s website
OTHER DETAILS
Artists must meet all of Edit’s rental criterial, including screening & income requirements, before starting the program.
Each artist must fulfill their agreed-upon duties. If obligations are not fulfilled, they will be asked to leave the artist in the resident program. If the artist defaults, they A) move from the building with a 30-day notice, or B) stay in the building and pay market rent for their unit.
If a cancellation of an event must occur, building management must be provided a 48-hour notice. If the 48-hour notice is not provided, the artist is responsible for finding someone to host the event. If an artist cancels an event more than twice, they are disqualified from the artist in residence program. All events must follow the community guidelines.
The artist is an ambassador for EDIT and will positively promote EDIT. If there are ever concerns with the building, the artist agrees to discuss with management only.
The artist understands this is a terminable agreement. The artist and the building will be allowed to give notice of termination of the program or participation, this notice must be given 60 days in advance of termination.
Each artist agrees to meet once annually with the building management to give program feedback.
The management team will choose the apartments for the program. Transfers within the building must be approved by management, and transfer fees will be applied.
Artists will be provided the logo and brand document for EDIT. When posting about EDIT they must use the appropriate logo and or brand message.
Artists understand that they are being selected to be a part of an inaugural program that may change or be updated at any time. EDIT is focused on community success. Artist feedback on how to enhance the program successfully and how to best support our local artists is welcomed.
APPLICATION
Each artist resident must apply through the building leasing platform and submit the following:
- A portfolio (or examples of art, videos, pictures etc.) • Website or event where art is featured.
- Social Media Pages
- Resume
- Two references
